Job Description

Key Responsibilities

A. Mall & Shoplot Leasing

  • Source, evaluate, and secure strategic retail locations for new store openings.
  • Conduct market research, catchment analysis, competitor benchmarking, and financial feasibility studies.
  • Negotiate commercial terms with landlords, including rental rates, lease tenure, rent-free periods, CAPEX contributions, fit-out periods, marketing support, service charges, and renewal options.
  • Prepare leasing proposals, business cases, and financial evaluations for management approval.
  • Manage lease renewals, relocations, assignments, and exit negotiations.
  • Build and maintain strong relationships with landlords, developers, and property consultants.

  

B. Subtenant Leasing

  • Develop and manage the Company's subtenant leasing portfolio.
  • Source and secure complementary brands including cafés, lifestyle retailers, stationery, education, wellness, and specialty operators.
  • Negotiate tenancy terms, rental structures, revenue-sharing agreements, and operational requirements.
  • Manage the end-to-end leasing process from prospecting and negotiations to store opening and lease renewal.
  • Monitor subtenant performance and occupancy to maximise rental income and enhance customer experience.

  

C. Project, Construction & Fit-Out Coordination

  • Coordinate with landlords, architects, consultants, contractors, and internal project teams throughout the store development process.
  • Review landlord fit-out guidelines, technical requirements, and submission timelines.
  • Monitor design approvals, authority submissions, fit-out progress, and handover schedules.
  • Participate in site inspections and progress meetings to ensure projects are delivered on time and within budget.
  • Coordinate store handovers and ensure all tenancy obligations are fulfilled before opening.
  • Support CAPEX planning and monitor project expenditure against approved budgets.
  • Identify construction or fit-out risks and work with relevant stakeholders to resolve issues promptly.

  

D. Maintenance & Asset Management

  • Develop a basic understanding of building systems, M&E services, fire safety requirements, and maintenance obligations affecting leased premises.
  • Coordinate with landlords and internal maintenance teams on defects, warranty claims, reinstatement works, and repair matters.
  • Monitor compliance with tenancy obligations relating to maintenance, reinstatement, and operational standards.
  • Support planned refurbishment, relocation, and upgrading projects to minimise operational disruption.
  • Ensure leased premises and subtenant spaces are maintained in accordance with company and landlord standards.

  

E. Business Development

  • Identify expansion opportunities and new commercial partnerships.
  • Build relationships with retailers, franchise operators, developers, and property owners.
  • Conduct market intelligence on retail trends and emerging concepts.
  • Identify opportunities to improve commercial returns through strategic leasing initiatives.

  

F. Lease Administration

  • Maintain accurate lease records, tenancy databases, and critical lease dates.
  • Coordinate the execution of Letters of Offer, Tenancy Agreements, and legal documentation.
  • Monitor lease expiries, rent reviews, renewal options, and key contractual obligations.
  • Prepare monthly leasing, occupancy, and rental reports.

  

G. Financial & Commercial Analysis

  • Analyse occupancy costs, rental commitments, and project returns.
  • Prepare rental benchmarking and financial feasibility reports.
  • Evaluate CAPEX investment against projected sales and profitability.
  • Monitor rental income from subtenants and recommend revenue enhancement opportunities.
  • Support annual budgeting and forecasting.

Job Requirements

  •  Bachelor's Degree in Business Administration, Real Estate, Property Management, Construction Management, Architecture, Quantity Surveying, Engineering, or a related discipline.
  • Minimum 3 years' experience in retail leasing, commercial property, shopping mall leasing, project coordination, or property development.
  • Experience in both landlord negotiations and subtenant leasing is an advantage.
