CONSTRUCTION MANAGER

ESSENTIAL DUTIES & RESPONSIBILITIES

  • Assist in award process.​
  • Assess each proposal for conformance to RDP requirements. Provide OWNER and Developer a list of detailed deficiencies of each proposal during each round of bidding. ​
  • Support in obtaining relevant approvals as required at the start of project.​
  • Vet vendors to ensure adherence to OWNER policies.​
  • Perform oversight of the Construction process. The Construction manager will be focused on facilitating coordination, communication, and reviews between OWNER, Designer, Developer, and Contractor.​
  • Participate in reviewing and reporting on tenderer’s submissions, programs, and method statements, review bid tabulation / comparison matrix submitted by Developer and Contractor and advise on acceptability. ​
  • Support the review of design documents for constructability and hold constructability reviews.​
  • Where applicable assessing value-engineering (VE) opportunities (including relevant cost estimations).​
  • Overall Project Governance and Approvals (including EHS)​
  • Assist and lead a post award preconstruction conference with all prime contractors to review the project requirements and administrative responsibilities of all prime contractors.​
  • Coordinate site mobilization with the Owner and Developer. In instances where the OWNER owns the contract, the Consultant will follow the OWNER Mobilization Tollgate requirements utilizing the Mobilization Authorization Checklist (ensuring relevant POs obtained, contract fully executed, insurance coverage complete, EHS plan accepted, etc.)​
  • Manages as-built drawings noting any variations prior to work being covered up by successive trades. ​
  • Monitor progress against the Master Schedule and highlight and document risks early enough to enable a mitigation and/or recovery plans.​
  • Conduct weekly meetings to review the progress of the work and update the Design and Construction schedule with historical information from the previous week as well as planned progress changes for the future work.​
  • Anticipate construction schedules specifically long-lead-time items.​
  • Identify schedule delay mitigation and correction activities and plans.​
  • Analysis and recording of contractor claims for extensions of time.​
  • Coordinate and manage the review of the project construction plan and reviewing impacts of logistical issues, availability of key project components, technical complexity, or project- specific challenges on construction, including performance requirements and cost and schedule constraints.​
  • Conduct or attend construction meetings and all site meetings throughout construction stage and issue detailed minutes.​
  • Conduct or attend weekly construction site meetings with Contractors and regularly scheduled meetings with the Owner, Designers, and Contractors (OAC) as required by the project.​
  • Manage / monitor the construction site and works and resolve problems that arise, ensuring that the works are carried out in accordance with the design and specification.​
  • Provide continuous on-site oversite / management of the project.​
  • Conduct workmanship inspections on site on a daily basis or as otherwise agreed in a Project Statement of Work. Responsible for ensuring and documenting that contractors rectify defects according to design and specification.​
  • Establish and manage procedures for verification that construction activities and completed works are in accordance with the requirements of the design documents, Owner requirements, and other relevant practices or guidance.​
  • Ensure appropriate permits are submitted to the appropriate AHJ and copies are loaded into Box and PM-Web.​
  • As OWNER’s advisor, negotiate and administer contracts using OWNER contract templates specific for construction and/or locally accepted contract templates (as agreed for use with OWNER), and assist in resolving disputes with vendors / third parties.​
  • Monitor Compliance with site Environmental Health & Safety [EHS] requirements.​
  • Be responsible for coordinating the punch lists of the OWNER, Developer, Designer, and Contractors, and managing the instructions required to achieve satisfactory completion of the work, ensuring those punch lists have been completed, notifying OWNER of Final Completion including verification of full compliance prior Correlation and occupancy.​
  • Coordinate the issuance of practical completion certificates in accordance with contract requirements.​
