Job Description

The Leasing Executive is responsible for securing tenants, managing lease agreements, and maintaining high occupancy rates in the shopping mall. The role includes actively sourcing tenants, negotiating leasing terms, and ensuring a well-balanced tenant mix that enhances the mall’s appeal and customer experience.  

Key Responsibilities  

  • Tenant Sourcing – Proactively source and attract retail tenants through methods such as business visitations, networking, exhibitions, referrals, and other effective channels. 
  • Client Engagement – Approach potential tenants and present opportunities to expand their business within the mall.
  • Leasing Negotiation – Conduct site tours, explain leasing terms, and negotiate rental rates and agreements in line with company policies.
  • Tenancy Agreement Handling – Learn and support the preparation, review, and administration of tenancy agreements to ensure compliance with shopping mall management practices.  
  • Tenant Mix Planning – Assist in planning and improving tenant mix strategies to boost footfall and customer satisfaction.  
  • Relationship Management – Maintain good relationships with tenants, handle inquiries, and provide after-lease support.  
  • Market Research – Conduct research on retail trends, competitor malls, and new business opportunities to strengthen leasing strategies. 

Job Requirements

  • Education: Minimum Diploma or Bachelor’s degree in Business, Marketing, Real Estate, Property Management, or a related field.
  • Experience: 1–3 years of experience in leasing, retail sales, property management, or a related customer-facing role; experience in a shopping mall environment is an advantage.
  • Communication Skills: Excellent verbal and written communication skills in English, and Malay; able to confidently present leasing opportunities and negotiate agreements.
  • Sales & Negotiation: Strong sales and negotiation skills to secure tenants and maintain mutually beneficial leasing terms.
  • Customer Service Orientation: Ability to build and maintain strong relationships with tenants and stakeholders.
  • Leasing Knowledge: Well-versed in leasing agreements, clauses, terms, and rental calculations specific to the shopping mall industry.
  • Analytical Skills: Ability to conduct market research, analyze retail trends, and support tenant mix planning.
  • Organizational Skills: Strong planning, time management, and multitasking abilities to handle multiple leasing projects.
  • Technical Skills: Proficiency in Microsoft Office (Word, Excel, PowerPoint); knowledge of property management or leasing software is a plus.
  • Personal Attributes: Proactive, self-motivated, target-driven, and able to work both independently and as part of a team.
  • Mobility: Willingness to travel to tenant sites or attend exhibitions, meetings, and networking events as required.
