Property Executive responsible for identifying, evaluating, negotiating, and securing suitable retail sites to support the company’s expansion. Role involves location planning, site sourcing and assessment, financial evaluations, leading lease negotiations, coordinating with Legal, Finance, Projects, Operations and Procurement, and supporting property portfolio management and handover.

Job Requirements

Responsibilities & Qualifications:

• Identify, evaluate, and secure suitable sites to maximise the company’s retail presence and customer touchpoints.
• Conduct location planning and identify strategic geographical areas for new store and property expansion.
• Source, engage, and maintain relationships with landlords, property agents, developers, and other external parties for potential site proposals.
• Conduct market research, competitor analysis, feasibility assessments, and site visits for new property opportunities.
• Prepare site proposals, financial evaluations, rental comparisons, and presentations for management review and approval.
• Lead commercial negotiations on rental rates, lease terms, renewal conditions, fit-out periods, and other tenancy arrangements.
• Work closely with internal departments, including Legal, Finance, Projects, Operations, and Procurement, to ensure smooth site acquisition and handover.
• Maintain accurate property records, lease databases, site documentation, and management reports.
• Support the management of the company’s property portfolio and recommend opportunities for rental optimisation, relocation, expansion, or closure.
• Diploma or Degree in Property Management, Real Estate, Business Administration, Estate Management, or a related discipline. Professional certification in Property, Real Estate, or Leasing is an advantage.
• Minimum 1–3 years of relevant experience in property, real estate, retail leasing, site acquisition, or tenancy management. Experience in retail and managing multiple store locations is an advantage.
• Excellent communication, interpersonal and negotiation skills.
• Possess own transport as required to travel frequently.
• Proactive and able to work independently as well as collaborate with diverse internal and external stakeholders.
• Good understanding and command of English and Bahasa Malaysia (command of spoken and written Chinese dialects encouraged).
