Role Summary
The Maintenance Supervisor is responsible for overseeing the day-to-day maintenance activities, ensuring timely response to requests, and managing a team of technicians. The role also involves managing maintenance budgets, ensuring compliance with safety regulations, and maintaining accurate records.
Key Responsibilities
- Day-to-Day Maintenance Operations
- Oversee the daily maintenance operations and ensure all requests are addressed promptly.
- Manage a team of technicians and ensure compliance with safety standards.
- Budget & Inventory Management
- Monitor and manage the maintenance budget, ensuring cost-effective solutions.
Maintain accurate records of tools, equipment, and materials.
3. Supervision & Reporting
- Supervise maintenance technicians and ensure high-quality work.
- Provide regular reports on maintenance activities and expenses.
Core Competencies & Technical Expertise
- Technical Knowledge
- Operates basic building systems such as HVAC, electrical, plumbing, and mechanical equipment.
- Checks equipment functionality and conducts inspections to ensure preventive measures are in place.
- Follows up on defect rectification schedules and ensures compliance with work timelines and quality standards.
2. Maintenance Operations Supervision
- Performs daily coordination of maintenance activities including electrical, plumbing, HVAC, and general repairs.
- Maintains functionality of building systems by implementing preventive maintenance schedules.
- Checks progress of repairs and follows up to ensure completion meets Eco World Standards.
- Tests equipment performance and addresses issues promptly to reduce downtime.
3. Team Supervision & Task Execution
- Leads and supports maintenance technicians by assigning tasks, checking quality, and providing guidance.
- Maintains safe working practices by ensuring team compliance with safety regulations and building codes.
- Assists team members in resolving complex repair tasks and encourages continuous learning.
4. Contractor & Vendor Coordination
- Coordinates with external contractors for specialized repair works, ensuring timely and cost-effective execution.
- Supports collaboration among departments and vendors to resolve deficiencies and maintain high service standards.
- Collects and compiles contractor reports, photos, and documentation for maintenance records.
5. Inventory & Budget Management
- Records usage and itemizes tools, equipment, and materials to maintain adequate inventory levels.
- Calculates and monitors budget expenses for routine maintenance and supplies.
- Posts and updates procurement records to ensure transparency and accountability.
6. Customer & Complaint Support
- Supports the customer service team by offering feasible alternatives to resolve maintenance-related feedback.
- Updates management on complaints resolution, maintenance progress, and upcoming repair needs.
- Scans and compiles reports detailing service quality and budget tracking.
