Job Description

  1. Identify and evaluate potential locations for new store openings 
  2. Conduct site visits and assess footfall, visibility, catchment, and commercial viability.
  3. Build and maintain a pipeline of potential sites aligned with expansion targets.
  4. Perform site feasibility studies (traffic, demographics, competition, ROI).
  5. Prepare business case proposals for management approval.
  6. Benchmark rental rates and negotiate commercially viable terms.
  7. Liaise with mall management, landlords, and property agents.
  8. Negotiate tenancy agreements, rental terms, and leasing conditions.
  9. Maintain strong relationships with key property stakeholders.
  10. Coordinate lease signing, documentation, and internal approvals.
  11. Ensure compliance with company policies and legal requirements.
  12. Track and manage timelines from site confirmation to store opening.
  13. Ensure smooth handover of site to Project team for fit-out.
  14. Support pre-opening activities and ensure timelines are met.
  15. Monitor competitor expansion and market trends.
  16. Identify new growth opportunities and strategic locations.
  17. Provide insights to support expansion strategy planning.

Job Requirements

  1. Bachelor’s Degree in Business, Real Estate, Marketing, or related field.
  2. 2–5 years (Executive) / 5–8 years (Manager) experience in: Retail/F&B expansion, Property leasing / mall leasing, Business development
  3. Strong negotiation and stakeholder management skills.
  4. Good understanding of retail site evaluation and commercial analysis.
  5. Able to work in a fast-paced, target-driven environment.
  6. Willing to travel frequently for site visits.
  7. Proficient in Microsoft Excel and PowerPoint (for reporting & proposals).
