<p>Metro REC have been in the market for about 10 years now and are currently embarking on organic expansion.  Founder Sr Ng WY established the Firm as a small property practice of 9 staff which have since enjoyed steady growth over the years and the Firm currently have 100+ staff in property management services  and 20+ experienced negotiators rendering real estate agency services, with presence in Klang Valley, Penang and Sabah.&nbsp;</p>
<p>It is now envisaged that the Firm shall be enhancing its property management arm and would be fully focus in growing the professional property management services by offering great operational services and trustworthy consultancy to building owners.</p>

<div>·&nbsp; &nbsp; &nbsp;Accountable to lead, manage and administer the operations, maintenance and upkeep of the residential projects including all common property and facilities.</div><div>·&nbsp; &nbsp; &nbsp;Accountable for the budget preparation and monitoring of operations expenses.&nbsp;</div><div>·&nbsp; &nbsp; &nbsp;Maintaining of up-to-date accounts and management of collections inclusive of issuance of billings and statement of accounts as per frequency set, collecting and administrating all monies due for payment.</div><div>·&nbsp; &nbsp; &nbsp;Supervising the daily collection and petty cash transactions and ensuring that all collections and transactions are properly maintained and recorded.</div><div>·&nbsp; &nbsp; &nbsp;Responsible for the operations and maintenance of the projects assigned and ensure that any plans set by the local authorities (KPKT) are realized in accordance within the set timelines through effective coordination of multiple projects teams (Management Offices - MO) and efficient use of resources.</div><div>·&nbsp; &nbsp; &nbsp;Ensuring that the MO enforce residents’ and service providers’ compliance with established House Rules (if any).</div><div>·&nbsp; &nbsp; &nbsp;Attending to, coordinating and resolving residents’/non-resident owners’ comments and complaints expeditiously if unresolved by the MO.</div><div>·&nbsp; &nbsp; &nbsp;Managing service providers and contractors to ensure quality services are provided throughout their contract period. This including preparation of the scope of services for calling of tender/ quotation for selection of service providers and contractors.</div><div>·&nbsp; &nbsp; &nbsp;Liaison with utility companies, authorities and police on issues that require their attention and ensure minimal disturbance of services rendered.</div><div>·&nbsp; &nbsp; &nbsp;Accountable for the implementation and compliance to the approved quality, occupational safety, health and environment standards towards meeting the local authorities’ expectations and fulfilling regulatory requirements.</div><div>·&nbsp; &nbsp; &nbsp;To plan, implement and monitor building services plan and major building capital expenditure exercise, including esthetical, security, housekeeping, upgrading works, landscaping etc, and to ensure these services in conformity with the local authorities and regulator’s requirements.<br>·&nbsp; &nbsp; &nbsp;To review and initiate building insurance policies (renewals) and to attend to any insurance claims with the insurers.</div><div>·&nbsp; &nbsp; &nbsp;To prepare and submit monthly reports as required by the local authorities (KPKT).</div><div>·&nbsp; &nbsp; &nbsp;To check and verify service agreement, contract, purchase order, delivery order, invoice and other related documents.</div><div>·&nbsp; &nbsp; &nbsp;To coordinate with Account Department on billing, payment and collection issues.</div><div>·&nbsp; &nbsp; &nbsp;To carry out any other duties as directed by the Management.</div><div>&nbsp;<br><br></div>
