  • Certified BO (11kV) competency 
  • Minimum 3 years hands on experience in building facilities maintenance.
  • Experiences in road and underground infra maintenance.
  • Knowledge in landscaping. 
  • The ideal candidate for this job must possess critical competencies and skills in electrical (power) regulation, installations, maintenance, troubleshooting, and repair, alongside proficiency in mechanical installations involving pumps and HVAC systems, adeptness in civil works and fittings, as well as basic landscaping abilities.
  • Chargemen are typically responsible for ensuring that electrical systems comply with relevant regulations and safety standards. Thus, staying updated on these regulations is crucial. 
  • Developing and implementing comprehensive maintenance plans to ensure the continuous and efficient operation of electrical systems is a key responsibility. 
  • Chargemen may need to respond to electrical emergencies promptly. Being prepared for and effectively handling such situations is crucial. 
  • Keeping abreast of rapidly evolving technologies in the electrical field can be challenging. Chargemen must continuously update their knowledge and skills. 
  • Working within budget constraints while ensuring that maintenance activities and equipment upgrades meet required standards can be challenging.
  • Ensuring the safety of the team and compliance with safety regulations is a constant challenge, particularly when working with high-voltage electrical systems.
  • Minimising downtime during maintenance or repair activities is challenging, especially in critical systems where interruptions can have significant consequences.


Job Requirements

Responsibilities

  • All scopes are in relation to all facilities & services assigned to the maintenance department which may differ overtime as deemed fit by the management.
  • Monitor the works in performance of the appointed FM contractor against contract in force, PO, 8Q or other agreed arrangement for the works whichever is relevant.
  • Raise complaint/notification/reports of FM contractor non-compliance to ensure all facilities & services are in good operational condition.
  • Review, monitor & respond when needed to the renovation works submitted by tenants and/of projects by other departments and/or any proposals by any party to the department.
  • Review, monitor & respond when needed of the works being done for any development and/or construction-related works on the campus.
  • Report/highlight all project updates & other related issues to higher officers, including department head and/or division head.
  • Monitor & ensure all electrical installations, registrations, & licences/permits (HT.RMU.LV.,UPS.genset.MSBand etc.) are all in compliance to all relevant authorities and/or laws (Energy Commission, JBPM, KPDNKK, TNB and etc.) as well as ensuring the performances of all necessary maintenances are performed accordingly with the target that all installations are in a good running condition.
  • The incumbent is also to lead all registered chargeman (internal as well as appointed FAM) in achieving task 7 above.
  • Plan & execute maintenance works as and when needed (adhoc).
  • Initiate & execute procurement processes including BQ preparation as and when needed.
  • Carry out maintenance solution planning & execution, including identifying issues, proposing solutions/BQ and other processes until complete implementation of the agreed solution.
  • Ensure all safety, authorities’ compliances (ST, JKKP, JBPM, OBKL, etc.), and other SOPs are adhered to for all works under FM's purview.
  • Manage any assigned subordinate.
  • Liaise with other departments, occupants, contractors and/or developers whose works are related to our facilities. This includes the issuance of notice to the affected users/occupants.
  • Special assignment related to FM within the capacity of an executive as and when needed by the department.
  • Collect, register & maintain maintenance data for maintenance planning, budget planning, etc.
  • Other than Bukit Jalil premise, scope of works also cover Perlis, Raub and/or other places on as and when needed basis.
