Job Description
The Building Maintenance Supervisor (BMS) oversees the maintenance and repair of all building systems and infrastructure. This includes HVAC, plumbing, electrical systems, elevators, lighting, fire safety equipment, general building upkeep, and office facilities maintenance. The role ensures efficient building operations while maintaining compliance with safety and regulatory standards. Additionally, the BMS coordinates with external contractors for specialized services.
Key Responsibilities
1. Facility & Infrastructure Management
- Oversee the daily operation and maintenance of HVAC, plumbing, electrical, elevators, lighting, and mechanical systems.
- Ensure all building infrastructure is safe, functional, and well-maintained at all times.
- Develop and implement preventive maintenance schedules to minimize system failures.
- Project & Maintenance Planning
- Lead building improvement and renovation projects, ensuring quality, efficiency, and budget adherence.
- Coordinate with contractors, and other stakeholders to develop project plans, timelines, and budgets.
- Conduct regular inspections and audits to identify potential issues and execute timely repairs.
- Safety & Compliance
- Ensure that all maintenance activities adhere to building codes, fire safety regulations, and environmental standards.
- Implement health and safety protocols, ensuring compliance with Malaysian regulations.
- Respond to emergency maintenance requests and coordinate immediate repairs.
Team Leadership & Vendor Coordination

- Supervise and manage a team of technicians, custodians, and maintenance staff.
- Provide training and development to enhance team skills and efficiency.
- Collaborate with external vendors and contractors to ensure quality service delivery.
5. Facilities & Service Management
- Maintain public facilities, including offices, F&B Outlets, roads, street lighting, landscaping, and rest areas.
- Oversee accommodation facilities for workers, ensuring cleanliness and comfort.
- Manage transportation services for employees, ensuring reliability and efficiency.
- Foster a positive work environment that encourages teamwork and continuous improvement.
6. Coordination & Communication with Stakeholders
- Engage with tenants, customers, and shoppers to address maintenance-related concerns and ensure a positive experience.
- Coordinate with property management and leasing teams to align maintenance activities with tenant requirements.
- Liaise with local authorities regarding compliance, permits, and regulatory matters.
- Maintain clear and professional communication with internal and external stakeholders to ensure smooth operations.
