Job Description

  • To lease out vacant units in malls to suitable retailers.
  • To keep track of existing agreement and to renew or replace the retail lots.
  • Conduct regular tenants search for the compilation of potential tenant database and to keep up to date on current retail trends and retailers.
  • To conduct market research on current shopping centre trend in the market and always keep abreast with the latest retail development and shopping centre trend.
  • To prepare and maintain leasing budget and relevant KPI for management review.
  • To support the Leasing Manager in achieving the KPI i.e. occupancy rate, rental income from kiosk and push carts.
  • To handle pre-tenancy and post-tenancy matters such as issuance of Letter of Offer, Tenancy Agreement and Supplementary Agreement.
  • To monitor lease expiry and renewals. Preparation of tenancy renewal and expiry summary for the Leasing Manager.
  • Liaise with our lawyer on the preparation of Tenancy Agreement on special conditions, change in clause, any amendments, etc.
  • Follow-up all the relevant documents until the Tenancy Agreement/Supplementary Agreement is executed by both parties.
  • Drafting of correspondence to tenants on tenancy, rental rebate and termination.
  • Provide support and update tenants on the sales performance and other relevant information.
  • Provide administrative support to Leasing Manager which includes filing, new leasing inquiries, potential tenant follow up, correspondences, collection of tenant documentation, etc.
  • Follow up on tenants’ sales performance and merchandising mix as stipulated in the tenancy agreement.
  • Update the Centre’s Floor Plan and any related documents for leasing purposes.
  • To assist Finance department in communicating with tenants on all rentals, deposits and outstanding payment.
  • Update and maintain the tenancy schedule and rental renewal summary.
