Job Description

 Property Inspections & Defect Management

  • Conduct regular and pre-arrival inspections across all units to assess cleanliness, maintenance issues, and guest-readiness.
  • Identify, document, and prioritize defects (e.g., broken fixtures, paint chips, plumbing issues, HVAC problems).
  • Use checklists and property audit tools to track wear-and-tear and ensure proactive upkeep.

Maintenance Oversight

  • Coordinate with maintenance technicians and vendors to ensure the timely completion of repair work.
  • Verify quality of repairs and replacements (e.g., appliances, lighting, plumbing, HVAC systems).
  • Monitor service requests, work orders, and resolution timelines.

Operational Quality Control

  • Ensure all units meet internal standards for safety, function, and aesthetics.
  • Collaborate with cleaning teams to verify turnover quality and inventory stocking.
  • Oversee recurring maintenance (e.g., filter replacements, pest control, appliance servicing).

Compliance & Safety

  • Verify that all properties are compliant with local safety codes (e.g., fire extinguishers, smoke/CO detectors).
  • Monitor for hazards or risks that could affect guests or staff and take corrective action.
  • Maintain documentation on unit certifications, inspections, and vendor compliance.

Reporting & Continuous Improvement

  • Maintain detailed inspection logs, defect reports, and maintenance records.
  • Provide regular updates and reports to leadership on unit condition and recurring issues.
  • Identify trends in repairs or complaints and recommend operational improvements.

Job Requirements

  • 3+ years in quality control, maintenance management, property management, or hospitality operations.
  • Strong understanding of short-term rental or Airbnb property standards.
  • Working knowledge of basic building systems (plumbing, electrical, HVAC).
  • Excellent organizational, problem-solving, and communication skills.
  • Ability to work independently, travel between properties, and manage third-party vendors.
  • Proficiency in property management systems (PMS), work order tools, and inspection apps.
