<p><strong>1. Cost Management &amp; Estimation</strong></p>
<ul>
<li>Prepare <strong>cost estimates, BOQs, and budgets</strong> for new outlet openings, refurbishments, and expansions.</li>
<li>Conduct feasibility studies and cost benchmarking across markets.</li>
<li>Manage cost plans at concept, design development, and final construction stages.</li>
<li>Track and report <strong>cost variances</strong>, ensuring projects stay within approved budgets.</li>

<p><strong>2. Tendering &amp; Procurement</strong></p>
<ul>
<li>Prepare <strong>tender documents</strong>, scope of work, and technical specifications.</li>
<li>Lead tender processes: contractor pre-qualification, bid evaluation, negotiations, and award recommendations.</li>
<li>Ensure procurement complies with company policies, quality standards, and regional regulations.</li>
<li>Evaluate vendor performance and maintain an updated database of approved contractors and suppliers.</li>
</ul>
<p><strong>3. Contract Administration</strong></p>
<ul>
<li>Draft, review, and administer <strong>construction and fit-out contracts</strong>, including variations and claims.</li>
<li>Assess and negotiate <strong>change orders</strong>, ensuring accurate documentation and cost control.</li>
<li>Certify progress payments, final accounts, and contract close-out.</li>

<p><strong>4. Project Monitoring &amp; Support</strong></p>

<li>Work closely with the Project Managers, Designers, and Operations team to ensure that project requirements are met.</li>
<li>Monitor site progress and ensure contractor adherence to cost, quality, and timelines.</li>
<li>Conduct site visits across the region to verify progress and support decision-making.</li>
<li>Oversee compliance with brand standards, fit-out guidelines, and health &amp; safety requirements.</li>
</ul>
<p><strong>5. Financial Reporting</strong></p>
<ul>
<li>Prepare regular commercial reports and maintaining capex trackers across all regions.</li>
<li>Maintain accurate records of all project-related financial documentation.</li>
<li>Support finance teams in budgeting and capital expenditure planning (CAPEX).</li>
</ul>
<p><strong>6. Stakeholder Management</strong></p>
<ul>
<li>Coordinate with internal departments: Operations, Supply Chain, Design, Legal, and Finance.</li>
<li>Liaise with landlords, contractors, consultants, and regulatory bodies.</li>
<li>Provide technical and commercial guidance to regional teams.</li>
</ul>
