About the Role

We are seeking an experienced Maintenance Executive cum A4 Chargeman to oversee the mechanical, electrical, and plumbing (MEP) operations of our managed property. This role is ideal for a hands-on professional with a valid A4 Chargeman certification who can lead maintenance teams, ensure building systems run smoothly, and support the Building/Asset Management team in day-to-day operations.

Key Responsibilities

• Supervise, inspect, and maintain all Mechanical, Electrical, and Plumbing (MEP) installations and building facilities, ensuring preventive maintenance schedules are followed
• Register as a Competent Person for High Tension installations with the Energy Commission of Malaysia for the assigned building
• Conduct at least two (2) monthly health/physical inspections and standby generator off/on-load testing
• Troubleshoot and identify root causes of electrical faults
• Prepare and submit check sheets for plant rooms and monthly summary reports on installation conditions
• Supervise operation of mechanical and electrical systems, including standby generators and air-conditioning systems, in compliance with relevant authority requirements
• Lead and supervise maintenance staff and appointed maintenance contractors
• Conduct daily building and MEP inspections, submitting daily reports to management
• Carry out basic maintenance works within the building
• Support value-enhancement projects for the property
• Attend to emergency and after-hours maintenance calls
• Handle enquiries/complaints related to common property areas
• Assist the Building/Asset Manager with other duties as assigned

Requirements

• Valid A4 Chargeman certification (mandatory)
• Prior experience in building/property maintenance or MEP operations
• Strong troubleshooting and problem-solving skills in electrical systems
• Ability to lead and supervise a maintenance team and contractors
• Willingness to attend to emergency calls after office hours
• Good communication and reporting skills

Job Requirements

Qualifications & Experience

• Valid A4 Chargeman certificate is mandatory and must be current.
• Minimum of 1 year experience in building or property maintenance, or MEP operations for commercial properties.
• Able to start immediately and available for alternate Saturday shifts and after-hours emergency callouts.
• Possess own transport for reliable travel to site and off-site meetings.

Hard Skills & Knowledge

• Proven troubleshooting skills in electrical systems, including fault finding and basic repairs.
• Experience with standby generator testing (off-load and on-load) and plant room check sheet preparation.
• Familiarity with preventive maintenance planning, basic HVAC and plumbing support tasks, and relevant authority compliance.
• Competent with daily reporting, basic MS Office use, and keeping clear maintenance records.

Soft Skills & Qualities

• Clear communicator who can write concise daily and monthly reports for management.
• Calm and practical under pressure when managing emergencies or tenant concerns.
• Comfortable supervising contractors and getting work completed on schedule and to standard.
• Professional, hands-on attitude with a commitment to safety and good housekeeping.
