Job Description

About the Role

We’re looking for a driven Real Estate Executive to join the Blueground KL team. Blueground is a global short-term and mid-term furnished apartment rental company, and this role sits right at the heart of how we grow — by securing the right apartments in the right locations.

Your core mission: grow our KL apartment portfolio. You’ll be identifying properties, building relationships with landlords and developers, and closing deals that directly fuel Blueground’s expansion in Malaysia. If you take ownership, move fast, and get a kick out of negotiating — this is the role for you.

This is also a growth role. As the portfolio scales, so does your scope — high performers here have a clear path into a senior and team leadership position.

What You’ll Be Doing

  • Source and pitch new apartment units to landlords, individual owners, and developers across key KL submarkets — KLCC corridor, Mont Kiara, Bangsar South, Damansara, and beyond
  • Conduct neighbourhood analysis — evaluate locations, building types, and unit profiles against Blueground’s standards
  • Build and maintain a strong pipeline of property owners, developers, and broker contacts
  • Co-broke with external property agents to expand deal flow — we support co-broking arrangements and share commission with agents who bring in qualifying units
  • Support lease negotiations and manage deal closings end-to-end
  • Stay on top of Malaysia’s short-term rental regulatory landscape — Tourism Tax, MBPJ/DBKL guidelines, and local policy updates
  • Work closely with operations and onboarding teams to ensure smooth handoffs post-signing
  • Manage ongoing landlord and developer relationships — correspondence, compliance, deal structuring
  • Provide on-the-ground KL market insight to help shape our acquisition strategy

Commission Structure

This role includes a commission component tied to successfully onboarded units. We also support co-broking — if you work with an external property agent to source a unit, the commission is shared. You keep your network, and your network works for you.

What’s In It For You

  • Base salary: RM2,500 – RM3,000/month
  • Commission on every unit successfully onboarded, co-broking supported — bring your agent network and share the upside
  • Statutory benefits: EPF, SOCSO, EIS
  • Annual leave and public holidays in accordance with the Malaysian Employment Act
  • Medical insurance provided by the company
  • Direct exposure to a fast-scaling international property brand
  • Clear growth path — high performers move into senior and team leadership roles
  • High-performance, no-bureaucracy environment where your results speak for themselves

Our Culture

We move fast, hold ourselves accountable, and don’t make excuses. We expect ownership without excuses — if something isn’t working, you flag it and fix it. If you’re looking for a role where you can coast, this isn’t it. If you want to build something real, own your outcomes, and grow quickly — you’ll fit right in.

Job Requirements

What We’re Looking For

  • 1–2 years of experience in real estate or property — agency, developer, property management, or similar. Sales or BD experience in adjacent industries considered if there’s strong property exposure
  • Proven ability to prospect, pitch, and close — you’ve done it before and you can show for it
  • Existing network of KL landlords, developers, or brokers is a strong plus
  • Familiar with the KL property market — key submarkets, building types, and typical lease structures
  • Working knowledge of Malaysia’s short-term rental regulations (Tourism Tax, DBKL/MBPJ rules) is an advantage
  • Comfortable working independently with minimal hand-holding
  • Analytical mindset — you use data to prioritise your time and make decisions, not just gut feel
  • Sharp attention to detail, especially when it comes to contracts and deal terms
  • Fluency in English and Bahasa Malaysia — you’ll be negotiating with a wide range of landlords and developers
  • Hungry to grow — this role has real career upside for the right person
