Job Description

Key Responsibilities

A. Corporate Strategy & Growth

Formulate and execute a medium- to long-term growth strategy.

Identify and evaluate expansion opportunities aligned with the REIT mandate.

Provide strategic market insights on property cycles, capital markets, and sector trends.

B. Investments & Capital Deployment

Originate, evaluate, and execute acquisitions, divestments, and joint ventures.

Lead financial modelling, due diligence, and investment feasibility analysis.

Ensure transactions are yield-accretive and aligned with DPU sustainability objectives.

Present investment proposals to the Investment Committee and Board.

C. Portfolio Optimisation

Drive Asset Enhancement Initiatives (AEIs) to improve asset performance and valuation.

Optimise portfolio composition, tenant mix, and sector diversification.

Enhance Net Property Income (NPI) growth and portfolio resilience.

D. Capital Structuring & Governance

Work with CFO on funding structures (debt, sukuk, equity) for acquisitions.

Ensure transactions comply with:

Securities Commission Malaysia REIT Guidelines

Capital Markets and Services Act (CMSA)

Bursa Malaysia Listing Requirements

Maintain strong governance and disclosure standards.

E. Investor Engagement

Support CEO in articulating the growth strategy to investors and analysts.

Strengthen relationships with financial institutions, advisors, and capital market stakeholders.

Reporting Line - Reports directly to the CEO.

Board-level executive within the REIT Management Company.


Job Requirements

 1. Educational Background

  • Bachelor’s Degree in Finance, Real Estate, Economics, Accounting, or Business Administration from a recognised university.
     
  • A Master’s degree (MBA, Finance, Real Estate) would be highly advantageous.
     
  • Professional certifications such as CFA, CPA, or MRICS are an added advantage.
     

2. Professional Experience

  • Minimum 15–20 years of relevant experience in real estate investments, corporate strategy, or capital markets.
     
  • Proven experience within one or more of the following environments:
     
    • REIT management companies
       
    • Listed property developers
       
    • Real estate private equity funds
       
    • Investment banks covering property / real estate
       
  • Demonstrated track record in:
     
    • Real estate acquisitions and divestments
       
    • Asset enhancement initiatives (AEIs)
       
    • Portfolio growth and optimisation
       
  • Prior involvement in large-scale property transactions and capital market fundraising.
     

3. REIT & Capital Markets Expertise

  • Strong understanding of:
     
    • Securities Commission Malaysia REIT Guidelines
       
    • Capital Markets and Services Act (CMSA)
       
    • Bursa Malaysia Listing Requirements
       
  • Experience structuring and executing transactions involving:
     
    • Debt financing
       
    • Sukuk issuances
       
    • Equity placements or rights issues
       
  • Familiarity with DPU-driven investment strategies and REIT valuation metrics.
     

4. Strategic & Commercial Capabilities

  • Strong strategic thinking with the ability to identify value-accretive investment opportunities.
     
  • Advanced financial modelling and investment evaluation capabilities.
     
  • Deep understanding of property cycles, yield compression, and capital market dynamics.
     
  • Ability to translate market insights into actionable growth strategies.
     

5. Leadership & Stakeholder Management

  • Proven ability to operate at Board and Investment Committee level.
     
  • Strong leadership experience managing cross-functional investment and strategy teams.
     
  • Excellent stakeholder engagement skills with:
     
    • Institutional investors
       
    • Investment banks
       
    • Advisors and consultants
       
    • Regulators and capital market participants.
